This build at The Vineyard at Florence sits in a style all its own: Texas Hill Country Mediterranean or what we call Hill Country Tuscan. The community has architectural standards, and the exterior honors them well. A clay barrel tile roof, cream-toned Texas limestone, a low-pitched spreading roofline, and warm natural wood double doors with glass lites all nod to the Tuscan influence the neighborhood was designed around.

The great room has white walls, wood beam ceilings, and a limestone fireplace with a live-edge mantel flanked by clear alder built-ins. The primary bath has a natural wood vanity and a built-in makeup station between the sinks. The geometric tile on the bathroom floor is the kind of detail that ties the European roots of the exterior back into the interior without making a big announcement about it.

03 - The BUILD

From the moment you step through the grand double French doors into the foyer, complete with a statement chandelier and wood-look tile, it's clear this home was built with a family in mind but elegance at every turn. The open-concept living area flows seamlessly from the white limestone fireplace flanked by knotty alder built-ins and rustic wood beam ceiling, through to the chef's kitchen featuring a large island, brass lantern pendants, and an all-white perimeter with a professional gas range and decorative tile backsplash. A dedicated home office with floor-to-ceiling navy built-ins and a warm butcher block desk rounds out the main living spaces with both function and style.

Elegance and family life all in one

The thoughtful design extends throughout every corner of this family home. Each child's room was given its own personality. A bold navy board-and-batten accent wall for the boys and soft floral wallpaper paired with a dusty mauve wainscot for the girls. The primary suite offers a peaceful retreat with elegant wainscoting and a spa-like bathroom featuring a knotty alder double vanity, built-in makeup station, and matte black fixtures. For a busy family, the sage green mudroom with individual built-in lockers and the fully outfitted laundry room with matching cabinetry make everyday life more manageable.

02 - The challenge

Living in The Vineyard at Florence means being part of something truly one-of-a-kind. Set on 600 acres of rolling Central Texas hill country just twenty minutes from Georgetown and forty-five minutes north of Austin, the community is built around the first residential winery in Texas.  Miles of walking and horseback riding trails wind through the property, with lots thoughtfully designed to preserve the natural ridgelines and historic oak and pecan trees that define the landscape.

Of course, an HOA comes with the territory and for good reason. It protects property values, maintains the community's high standard of appearance, and ensures The Vineyard stays as beautiful as the day you moved in. That said, the guidelines do carry specific requirements around exterior design choices, from materials and colors to fencing and landscaping, so it's worth reviewing them carefully before finalizing your vision. On this home, Jace & Bowen Custom Builders navigated the process for our homeowners. We managed all HOA communication directly, from plan submissions to approvals, keeping things moving so our owners could focus on the exciting parts. During your build process, you can expect the same.

01 - The vision

The family who built this home knew exactly what they were looking for. They were ready to slow down, spread out, and put down roots somewhere with a little more breathing room.

They bought their lot at The Vineyard at Florence with the bonus that their parent's bought the lot just across the backyard. Both work from home, so the layout needed to function as well as it looked, hence the dedicated office built for long days and focused work. But beyond the floor plan, this was really about a lifestyle decision: more land, more quiet, and family close enough to walk to. The home reflects all of that, and you can feel it the moment you step inside.
